Terms & Conditions

These terms apply to bookings made on book.maison-siam.com, between you and Maison Siam. The house rules on each listing also apply and form part of them.

Booking and payment

Prices are in Thai Baht and include 7% VAT. Your receipt shows the breakdown. Payments are processed by Stripe. We never see or store your full card number. A booking is confirmed once payment is taken and you have our confirmation email.

Cancellation

Cancel 30 days or more before arrival: full refund.

Cancel less than 30 days before arrival: no refund.

This is the same for every property we list. If you need to move dates rather than cancel, message us. We will do what we can. We can't promise it.

Refunds go back to the card you paid with and usually take 5 to 10 business days.

Security deposit

Some properties require a deposit. Where one applies, the amount is shown on the listing before you book. It covers damage beyond normal wear, missing items, and cleaning beyond a standard turnover. We return it after check-out once the place has been checked. If we hold back any of it, we tell you why and show you the evidence.

Check-in and check-out

Check-in from 3pm. Check-out by 11am. Early check-in and late check-out depend on that day's schedule. Ask and we'll tell you straight away.

Identity documents

Thai law requires accommodation providers to record and report the passport details of foreign guests. We collect yours at or before check-in and hold it in our property management system. We use it to meet that obligation and nothing else. See our Privacy Policy.

House rules

Each listing has its own. Across every property: no smoking inside, no pets, no parties, and no more guests staying than you booked for. You're responsible for anyone you bring.

If something goes wrong

Message us. We'd much rather fix it during your stay than read about it after. If a property becomes genuinely unusable through no fault of yours, we'll move you to another of ours where we can, or refund the nights you can't use.

Liability

We're not liable for events outside our reasonable control, or for belongings left at the property. Nothing here limits your rights under Thai consumer law.
